elicity has written the solicitor a letter to see if anything can be saved, but in the meantime she decides to get to know the new owner. Maybe she will be able to persuade him to let Tethering go, since it is all she has ever known. But the fates have something else in store for Miss Felicity, who will need to take drastic measures to evict this impossible, handsome man.

ames Collington won Tethering estate fair and square in a bet. He plans to sell it and use the money to save his own ancestral home. But what James does not count on is meeting a beautiful, mischief making woman one day by the river. Her antics and challenges make him feel more alive than he ever has before - falling in love wasn't what he expected.
I
really enjoyed this romance and James' and Felicity's characters. It was very humorous, with a bit of heat growing between the pair. The author's descriptions of the estate and surrounding area make you feel like you are right there; she paints a vivid picture in your mind - at times I could swear I smelt the barn or even the wildflowers.
